The housing is unusually varied for a single area. Monken Hadley and the top of Barnet Hill carry Georgian and early Victorian property, much of it listed and within a long-established conservation area. Below that, High Barnet and New Barnet are dominated by Victorian and Edwardian terraces, and the wider borough by substantial interwar semi-detached housing.

That interwar stock — 1930s semis with original suspended floors, solid or early cavity walls, and services that in many cases have never been fully renewed — is the most common project type we take on in the borough. A full rewire, heating replacement and rear extension on one of these is close to a standard job for us.

Barnet Council is the planning authority for most of the area, and conservation area designation around Monken Hadley, Wood Street and parts of Hadley Green removes permitted development rights that apply elsewhere in the borough. The distinction matters within a few hundred metres.

Georgian & early Victorian

Victorian & Edwardian terraces

Interwar semis
Across the wider borough. Large rear gardens make extensions straightforward, roof spaces usually take a hip-to-gable conversion, and the original services are almost always due for full replacement.
